Terms And Conditions

1. BOOKING POLICIES: Rates include 2 people. Each additional person will result in a charge of $5.00 per person, per night. 6 people per site maximum. Monthly rates do not include electric usage. Electric usage to be billed each month at established electric rate per kw/h.

2. DEPOSIT POLICY:

  • Daily Rentals – 50% of stay due at time of booking;
  • Weekly Rentals – 50% of stay due at time of booking;
  • Monthly Rentals — $500 due at time of booking;
  • Annual Rentals – one (1) month’s site rent due at time of booking. Both the first and last month’s site rent must be paid at check-in.

There are no payment refunds or credits for early departures.

3. CANCELLATION POLICY:

  • Daily Rentals — Full refund if cancelled at least 72 hours prior to scheduled arrival. Cancellations made 72 hours or less prior to scheduled arrival will result in a $25 cancellation fee;
  • Weekly Rentals — Full refund if cancelled at least 72 hours prior to scheduled arrival. Cancellations made 72 hours or less prior to scheduled arrival will result in a $50 cancellation fee;
  • Monthly Rentals — Full refund if cancelled at least 45 days prior to scheduled arrival. Cancellations made between 45 days and 15 days prior to scheduled arrival will result in a $200 cancellation fee. Cancellations made within 14 days of scheduled arrival will result in total forfeiture of deposit.
  • Annual Rentals — Full refund if cancelled at least 45 days prior to scheduled arrival. Cancellations made between 45 days and 15 days prior to scheduled arrival will result in a $200 cancellation fee. Cancellations made within 14 days of scheduled arrival will result in total forfeiture of deposit.

4. ARRIVALS/DEPARTURES: Check-in begins at 1:00 p.m. Please plan your arrival prior to 4:00 pm. All visitors, guests and returning Guests MUST register at the office upon arrival. Check-out time is no later than 11:00 a.m.

5. CARE OF LOTS AND RECREATIONAL VEHICLES (UNITS): The Guest must maintain the Guest’s lot in a clean and attractive manner at all times. Please keep Recreational Vehicles (units) clean and free of dirt and mold build-up. The Registered Guest is responsible for any damage to the leased site or to Resort facilities. The Guest is responsible for any damage to the Recreational Vehicle. No items are to be left onsite when leaving the Resort for longer than 1 day. Only one Recreational Vehicle unit is allowed per leased site. No fences, barriers, pools, or hot tubs are permitted on the site.

6. REPAIRS: No vehicle repairs are to be done in the Resort. This includes oil or tire changes.

7. CONSTRUCTION: Resort owner and/or manager has sole authority to pull permits or issue a waiver for the Resort. The Resort must approve all construction in advance in writing.

8. YARD SALES: There are to be NO yard sales except as scheduled through the Resort office.

9. TENANTS: The Resort reserves the right to evict any guest whom it deems unsuitable or incompatible with other guests. Guest will be given no more than 24 hours to leave the property.

10. SIGNS: NO signs are to be placed or displayed on any lot or dwelling unless authorized by the Resort.

11. SPEED LIMIT: The speed limit in the entire Resort is 15mph.

12. PRIVACY AND PROPERTY: It is important to respect our neighbors’ privacy and property. Please keep music and televisions at a low volume. TV reception devices are limited to 24” saucer shaped antennas. These units are to be mounted at the rear of the unit. Short Wave Radio antennas are permissible only on certain sites. QUIET TIME IS 10PM – 8AM.

13. GARBAGE: Household garbage items must be bagged and brought to the dumpster near the clubhouse. The dumpster area is open 7 days a week. Trash may not be left out overnight.

14. FIREARMS AND FIREWORKS: No fireworks are permitted to be used by a Guest. All Federal and State of Florida laws concerning the possession and handling of firearms shall be obeyed.

15. PETS: Prior written approval from the Resort must be obtained as to any pet which is brought into the Resort. No more than two (2) generally accepted domestic pets which have been approved and registered by Resort Management are allowed per site. To be approved, the pet must be a true household pet (small to mid-size dogs, cats, and birds). No farm-classified animals are allowed. Certain breeds of dogs, including, but not limited to, Pit Bulls, Doberman Pinschers, German Shepherds, Rottweilers, Akitas, Staffordshire Terriers, Chows, all bulldog breeds (including pit bulls), wolf breeds, and any other dog breeds that are notorious for vicious behavior are not permitted in the Resort due to their size and/or aggressive natures. Pets must be leashed outdoors and owners must clean up after them. No pet shall be left tied up or unattended. Continual barking or disruption from pets will not be tolerated. Pets are not allowed in any Resort buildings or recreational areas. Guests shall be liable for and shall defend, indemnify, and hold Resort Owner harmless from all personal injury or property damage caused by pets.

16. LAKE AREAS: No swimming is permitted in the lakes.

17. PUBLIC AREAS: Public areas must be kept clean by those who use them. Profanity is not permitted in public areas. No drunkenness and/or disorderly conduct will be permitted; any visiting guests are the responsibility of the Registered Guest. Any damage caused by any guest will be charged to the Registered Guest. Shirts and shoes must be worn in all public buildings.

18. SEWER HOSES: All sewer hoses must have a rubber collar.

19. ELECTRIC: Duke Energy provides electric power to the Resort. Florida has regular power outages and surges. The Resort recommends that each RV unit supply their own Power Surge Protector to help minimize any damage to your unit that may occur as a result of any power outages or surges. Waterside RV Resort is not responsible for any damage done to any unit as a result of a power outage or surge. No portable solar panels are allowed on the property at Waterside RV Resort.

20. PARKING: Please do not park on the grass, in the streets or in yards at any time. Guest parking areas are provided. Illegally parked vehicles may be towed at the sole expense of the vehicle owner.

21. 55-AND-OLDER COMMUNITY: Waterside RV Resort is a 55-and-older community. Children are allowed as guests. At least one person on 80% of the leased sites in the Resort must be 55 years of age or older. Management has the right to allow exceptions to this policy on a case-by-case basis. Children under the age of 14 must be supervised at all times when using any of the recreation facilities.

22. LANDSCAPING: Any cutting, trimming, or removal of landscaping (including but not limited to plants, bushes, trees, etc.) is prohibited unless written approval from Resort Management is otherwise granted. No landscaping of any kind may be planted in the Resort.

23. SWIMMING POOL: The pool is UNATTENDED and does not have a lifeguard present at any time. Waterside RV Resort assumes no liability for accidents or injuries, and Guest agrees to hold the Resort, its employees, officers and affiliates harmless by using the pool. Children are to be accompanied by a Registered Guest or person age 18 or older at all times.

24. TRANSPORTATION: All wheeled vehicles shall be equipped with proper lighting for night use. All motor vehicles shall be licensed and insured.

25. ALCOHOLIC BEVERAGES: No alcoholic beverages are permitted in the public areas except during Management-announced and approved BYOB events.

26. RULES ENFORCEMENT: The Owner and Management of Waterside RV Resort reserve the right to make and enforce any rules deemed necessary for the safety, comfort, and enjoyment of the tenants and for the preservation of the property. The Resort reserves the right to make any changes to the Resort or Resort property at any time.

27. SHEDS: Sheds are not permitted to be placed on the leased site without prior written approval of Resort Management.

28. RENTAL RATES: All rental rates are based on no more than 2 people per site.

29. REFUNDS: No payment refunds or credits for early departures will be given. See Cancellation Policy for further information.

30. PAYMENT POLICY: Payments must be made by check, credit card, or ACH. Cash payments will NOT be accepted.

31. AIR CONDITIONERS: No window air conditioners are allowed.

32. MAIL: The Resort does not accept any Guest mail at the Resort office.

33. VEHICLE POLICY: ATV’s, minibikes, dirt bikes, go-carts, or any similar motorized vehicles are prohibited from being operated in the Resort. No unlicensed off-road vehicles will be permitted within the Resort with the exception of golf carts. Approval from Management must be obtained before a golf cart may be brought into or operated in the Resort. Any person operating a motor vehicle within the Resort must have a valid driver’s license.

34. GRILLS/FIREPITS: Residential grills are allowed on the site but must always be attended to when in use. Propane fire pits are allowed; however, open fires or wood-burning fire pits are prohibited.

35. SUBLEASING AND RENTING: Short-term rentals and vacation rentals are prohibited in the Resort. Examples of short-term rentals and vacation rentals include, but are not limited to, Airbnb, VRBO, etc., and any other similar or like kinds of rentals. Guest shall not sublease the leased lot to occupy or use the leased lot without the specific written consent of Resort Management. Any subleasing without Resort Owner’s consent shall be void, and shall constitute a violation by Guest under this rule

36. RESTRICTION AGAINST CERTAIN VEHICLE UNITS: No vans, trucks, pop-up campers or tents are allowed. All RV’s are subject to approval by Resort Management. Only commercially manufactured motor homes, fifth wheels, travel trailers and Park Model homes that are in good condition and require full hook ups will be accepted. All RV’s must generally be ten (10) years of age or newer; RV’s which are older than ten (10) years must receive prior written approval of Resort Management before being brought into the Resort.

37. DEBRIS REMOVAL: Guest shall be responsible for cleanup of all debris and for returning the lot to its original condition.

38. INSURANCE: Guests are solely and completely responsible for obtaining insurance on their RV unit and any other personal property stored at the Resort. The Resort does not carry any insurance which would cover losses or damages with respect to Guests’ property, and the Resort is not responsible for any personal injuries, damage, loss, or theft of any personal property or vehicles.

39. INDEMNIFICATION: The Guest and any visitors or persons staying overnight at the RV Resort acknowledge and agree that camping in an RV Resort is an inherently dangerous condition and the Guest and those persons staying overnight or visiting in the Resort agree to waive any claims for liability or injury due to an encounter with wild animals or from falls or other injury from their stay in the Resort. Guests agree to indemnify and hold Waterside RV Resort and its members, managers, officers, employees and agents harmless from and against any and all liability, losses, claims and damages or lawsuits including, without limitation, reasonable attorneys’ fees and costs, arising out of, or in any way connected to, personal injury or damage to or on Guest’s property.
